Landlord Fees & Terms

LETTING FEES are due and payable in full at the beginning of the Term in respect of any Tenant introduced by the Agent. They will be deducted from the rent received from the Tenant. The Letting fee is 3 WEEKS RENT + VAT

MANAGEMENT SERVICE FEES (where this additional service has been requested) are deducted from gross rent received for each rental period (usually monthly) at a rate of 12% inclusive of VAT (10% plus VAT). Management fees are payable for the entire term of the managed Tenancy and are in addition to Letting Fees.

RENT COLLECTION SERVICE FEES (if requested as an alternative to full management) are deducted from gross rent received for each rental period at a rate of 6% including VAT (5%plus VAT) and are in addition to letting fees. There is minimum rent collection fee of £36.00 including VAT.

Where a letting only, or a letting and rent collection service has been requested renewal tenancy documents will be provided at the request of the Landlord for a charge of £84.00 including VAT. No additional charge is made for renewal tenancy documents under a full management service.

A TENANCY DEPOSIT SCHEME ADMINISTRATION FEE will apply where the Agent is requested to arrange Deposit protection. The fee is £60.00 including VAT.

INVENTORY FEES are normally included in the Letting fee but the Agent reserves the right to make an extra charge for a fully furnished property.

For any tax administration work and exceptional duties (for example the purchase of furniture) done on behalf of the Landlord fees will be on a time involved basis.

Fess for the negotiation and settlement of insurance claims relating to the Property will be 12% inclusive of VAT (10% plus VAT) of the final amount.
