Ultimately, our aim is to place with you only those tenants that we would be happy to accommodate in our own properties. So, every prospective tenant is fully vetted and personally interviewed by a member of our experienced Lettings team.
Finally, for your greater peace of mind, Williams & Donovan’s membership of the Government-sponsored National Approval Letting Scheme (NALS) and The Property Ombudsman Scheme ensures that we work to strict ethical standards, and that our clients are protected by a strict Code of Conduct. All client monies are fully covered by the NALS Client Money Protection Scheme, while tenants’ deposits are lodged with the Government-authorised Deposit Protection Service for the duration of tenancies.
Our not-so- basic basic service! We provide everything necessary to set up the tenancy on your behalf, including: marketing and tenant-find, referencing, preparation of the tenancy agreement and inventory, liaison with utilities and council tax authorities, and the setting up of rental payment arrangements. At the end of the tenancy we also carry out a final inventory check. Issuing a Notice Requiring Possession is included in this service, when requested.
Letting and Rent Collection
An intermediate level, which provides all of the above, plus regular monthly rent collection, including monthly statements and the pursuit of any late payments.
We appreciate that many landlords prefer not to deal directly with their tenants – which is why we offer this fully comprehensive service, dealing with all routine matters on your behalf, continuing to act as your agent and intermediary throughout the life of the tenancy and leaving you untroubled by any day-to- day concerns.
So, in addition to the service outlined above, we also deal with routine maintenance issues and arrange repairs, paying service charges, insurances and other outgoings from rent received. In addition, we handle all tenant queries and regularly inspect the premises at approximately three monthly intervals, providing you with a written report on the condition, and any works considered necessary to maintain your investment. We also continually monitor changes in legislation and keep you informed of any issues that affect your position as a landlord.
