When we first decided to launch our commercial sales and lettings department, we carried out a detailed analysis of the commercial sector. Between Feb 2019 - Feb 2020 there had been 185 commercial instructions come to the market but ONLY 44 of these ended up being marked sold stc. They equivalent of 23%! We also found that there were only two agents to have sold more than 3 commercial properties within the same period. Those two agents equate to 0.9% of the total number of agents in the ‘SS’ postcode. That’s not a lot to chose from when selecting a ‘proper’ commercial agent.
We have spent the past 21 years with the main focus being our residential sales and lettings business and are the market leaders across the ‘SS’ postcode in this sector. However, with this huge gap in the market we felt that 2020 was the perfect time to launch Williams and Donovan Commercial Sales and Lettings. In 2019, our Assistant Manager, Tom Revell completed the Certificate in Commercial Real Estate, awarded by RICS (Royal Institute of Chartered Surveyors). This is a leading organisation and one which is respected and recognised worldwide. We felt it was important that we are qualified to provide accurate advice on commercial property and not just another residential agents ‘winging’ commercial sales and lettings.

When valuing your property we tailor each valuation to your own personal circumstances and motives. One size does NOT fit all.
Each property we are asked to inspect, no matter the size, we will carry out a thorough analysis and explain how we have arrived at our valuation. We found that clients appreciated us taking the time to explain our findings rather than send a ‘template letter’ with a figure typed in.
Part of this analysis includes looking at relevant comparable evidence within the past 6 months, calculating the square meterage / square footage of your property using IPMS ruling (International Property Measurement Standards), we also consider the ‘reversionary yield’ for your property and compare to the averages and expectations for the market place and we use our own expertise to judge what price to pitch your property so that you may receive the maximum interest possible for online exposure.
We offer intuitive and clever marketing strategies to reach the widest audience possible. This includes quality Rightmove advertising with Feature property adverts to get your property to the top of the list! We also advertise on Zoopla and promote listing adverts through Facebook to ensure you are seen by the right type of client. Furthermore, with all of our properties, we carry out professional photography using top of the range equipment with the additional options of aerial photography (by drone) where required. We provide all properties, no matter the size, with detailed floorplans and calculate the size of the building using IMPS ruling.
We manage the whole process for you including smaller details such as arranging your Energy Performance Certificate (EPC), to of course, conducting your viewings and negotiating your offers. We may instruct a specialist commercial solicitor on your behalf and can arrange for any commercial finance required through our whole of market Financial Advisor which on some occasions may be a FREE service*. We can help you arrange all types of surveys including building, asbestos and damp. We do not just stop with the sale being agreed, we also offer thorough and regular sales progression service so you are always up to speed on your sale or purchase.

*Refer-A-Friend scheme is available all year round. Each seller or landlord is asked three times if they were referred to Williams and Donovan. On point of booking market appraisal, on their signed marketing terms and conditions and on their property questionnaire. We hope you understand this must be informed to us at the start of this process when these questions are asked. Regrettably, if the client answers ‘NO’ to these questions we are unable to provide the referral at a later stage. However, if they answer ‘YES” and provide your name, on completion of their sale, or on completion of their let where the property is also managed by us we will give you 10% of our fee as a thank you!
*All advice provided by our Independent Financial Advisor is a FREE service. Depending on your loan size our IFA may waive their standard £250 fee which is due on mortgage application. This is usually waived if the loan exceeds £200,000.
