Renting a Property: What to Expect

Renting in Benfleet is a popular choice thanks to its variety of homes, good transport links to London, and strong local amenities. The process usually follows several clear stages.

Finding the right property

Start by thinking about your budget, preferred location, number of bedrooms, and whether you need features like a garden or parking. You can browse our current properties to let in Benfleet to get a feel for what is available. Because the local market can move quickly, it is important to act fast when you find a home that suits you.

Arranging a viewing

Once you have spotted a property you like, arrange a viewing through the letting agent. During the visit, check the condition of the property carefully, test any included appliances, and ask practical questions about availability, parking, maintenance, and local services.

Making an offer and paying a holding deposit

If you decide to go ahead, you will usually make an offer and pay a holding deposit. By law, this cannot exceed one week's rent. It reserves the property while checks are carried out on your application. Find out more about how our renting process works from start to finish.

Tenant referencing

The landlord or agent will then review your credit history, income, and previous landlord references. If you are self-employed, you may need to provide accounts. Some applicants may need a guarantor. It is important to be honest on your application form, as providing incorrect information could mean you lose your holding deposit.

Signing the tenancy agreement

Once you are approved, you will sign a tenancy agreement. This sets out important terms such as the rent amount, tenancy length, notice periods, repair responsibilities, and any restrictions such as those relating to pets or decorating. Read it carefully before you sign.

Paying your deposit and first month's rent

Before you move in, you will pay your security deposit and first month's rent. The deposit is usually five weeks' rent and must be held in a government-approved deposit protection scheme. For further guidance on your rights as a tenant, including deposit protection rules, visit GOV.UK's private renting guidance.

Move-in day

On the day you move in, an inventory check is carried out to record the condition of the property. Review this carefully, take your own photographs, and note all meter readings. This protects you when it comes to getting your deposit back at the end of the tenancy.

During the tenancy

Your responsibilities include paying rent on time, keeping the property in good condition, and reporting any repairs promptly in writing. Keeping a record of all communications with your landlord or agent is always a good idea.

Moving out

When you are ready to leave, give notice as stated in your tenancy agreement. Clean the property thoroughly and return it in the same condition as when you moved in, in line with the original inventory. If everything is in order, your deposit should be returned promptly.

Overall, the process is straightforward when you understand each step and keep good records throughout. If you need any advice, our Lettings team is always happy to help.
